NOTICE TO CREDITORS PURSUANT TO TCA §30-2-306
Notice is hereby given that on July 2, 2021, Letters Testamentary in respect to the Estate of Donald L. Cathey, Sr., who died January 9, 2021, were issued to the undersigned by the Chancery Court Clerk and Master of Chester County, Tennessee.
All persons, residents and non-residents, having claims, matured or unmatured against the Estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred;
(1) (A) Four (4) months from the date of the first publication (or of the posting, as the case may be) of this notice, if the creditor received an actual copy of this notice to creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the notice to creditors, if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication (or posting) as described in (1)(A); or
(2) Twelve (12) months from the decedent’s date of death.
All persons indebted to the above Estate must come forward and make proper settlement with the undersigned at once.

TRUSTEE’S NOTICE OF FORECLOSURE SALE
Default having been made in the payment of the indebtedness and obligations secured by a certain Deed of Trust on property currently owned by Tony Gail Thompson and Lorna J.S. Thompson, and which Deed of Trust was executed by same, to Jacob Holmes, Trustee for Gator Investment Company, LLC and is recorded in the Register’s Office of Chester County, Tennessee in Record Book 418, page 503.
WHEREAS, the owner of the indebtedness has declared the total amount due and has directed the undersigned to advertise and sell the property described by said Deed of Trust;
THEREFORE, this is to give notice that I will on July 22, 2021, commencing at 10:00 a.m., at the front door of the Courthouse in Henderson, Chester County, Tennessee cause to be offered for sale and will cause to be sold at public outcry to the highest and best bidder for cash, the following described property located in the Chester County, Tennessee, and more particularly described as follows, to wit:
Said property is known as 205 Pinecrest Drive, Henderson, Tennessee 38340. See Trust Deed recorded Record Book 418, Page 503 in the Register’s Office of Chester County, Tennessee for a more complete description of said property. (68F, Group A, Parcel 10.00)
This sale is subject to:
A first mortgage in favor of Farm Credit Services of Mid-America executed by Billy B. Steed and wife Bettye J. Steed recorded in Record Book 219 Page 555 in the Registers Office of Chester County, Tennessee.
Interested parties include:
(1) Harvest Credit Management VII, LLC pursuant to a judgment lien recorded against Tony Gail Thompson in Record Book 448 Page 439 in the Registers Office of Chester County, Tennessee.
(2) Atwood Rentals HVAC pursuant to a UCC financing statement recorded in Record Book 468 Page 737 in the Registers Office of Chester County, Tennessee.

WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust dated September 15, 2014, executed by Johnathon Andrew Kelley and Emily Nicole Kelley, husband and wife, to Timothy E. Wilson, Trustee, for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for The Bank of Jackson, its successors and assigns, its successors and assigns, and appearing of record on September 19, 2014, in the Register’s Office of Chester County, Tennessee, at Record Book 389, Page 795, and Instrument Number 49813, as modified by the Loan Modification Agreement recorded on March 13, 2020, at Record Book 456, Page 661, and Instrument Number 63768.
